  • Application: $50 per person 18 years and older

    • Refundable for 72 hours
    • Refunded if denied

Move in Costs and Fees

  • Pet Fees (non-refundable): $450 for the first pet and $250 for second pet
  • Pet Rent: $20 per month per pet
  • Parking: Garage included with every home at no extra charge
  • Utilities (Common Area Electric, Pest Control, Water, Sewer): Varies based on usage and size of home
  • Trash: Paid directly to Waste Management — will vary based on your preferences

Situational Fees

  • Late Fee: 10% of rent
  • NSF Fee: $35
  • Notice Posting Fee: $55
  • Online Payment Chargeback: $125
  • Early Termination Fee: 2.5X the rent
  • Transfer within Community Fee: $150
  • Roommate Change Fee: $150
  • Pet Waste Fine: $200 per occurrence
